How much can a non-resident borrow in Spain?+

Non-residents are typically offered 60% to 70% of the price or valuation, sometimes 75% for strong profiles. Residents usually get up to 80%. Banks also cap the payment at about 30 to 35% of net income.

What is Euribor now?+

The 12-month Euribor averaged 2.954% in August 2026 (Banco de España), up from 2.114% a year earlier and its highest level of the year, after the ECB raised rates in June and September. Variable Spanish mortgages are priced at Euribor plus a spread of about 1.00% to 1.80%.

Fixed or variable?+

Fixed rates of about 3.2% to 4.3% give certainty over 20 to 25 years. Variable loans track Euribor, so payments rise and fall with it. Non-residents typically pay 0.25 to 0.75 points more than residents either way.

How long does a Spanish mortgage take?+

Usually 6 to 10 weeks for a non-resident, and longer when the bank runs enhanced anti-money-laundering checks. Start before you sign a private contract with a completion date.

What costs do I pay on a Spanish mortgage?+

Since 2019 the bank pays the stamp duty, notary, registry and gestoría for the mortgage deed. You pay the valuation, usually €250 to €700, any copies of the deed you ask for, and any opening commission your bank charges. The binding offer (FEIN) states every cost, so compare offers on it.

What is the maximum term for non-residents?+

Typically up to 25 years for non-residents. The calculator lets you test longer terms, but check them with the bank or a broker.
