How do Spanish banks work out how much I can borrow?+

Mainly on income. All your debt payments, the new mortgage included, should stay within about 30% to 35% of net monthly income. The bank then caps the loan at a share of the price or valuation, whichever is lower: usually 80% for residents and 60% to 70% for non-residents.

Is there an age limit for a mortgage in Spain?+

There is no legal limit, but most banks want the loan repaid by about 75. Stricter lenders use 70, and a few go to 80. So at 50 you would typically get up to 25 years, and at 60 about 15.

How much deposit do I need to buy in Spain?+

Residents usually need at least 20% of the price plus buying costs; non-residents 30% to 40% plus costs. We suggest budgeting about 13.5% for buying costs on a new build (10% VAT, 1.2% stamp duty, lawyer, notary and registry) and about 10% on a resale (7% transfer tax and the same fees) in Andalucía. Banks do not lend these costs.

What is the longest mortgage term for non-residents?+

Typically 25 years for non-residents, and up to 30 years for residents, always within the age limit. A shorter term means a higher payment, so it lowers the loan your income supports.

Does a broker help non-residents?+

Often, yes. Lending criteria for foreign income, currencies and self-employment vary a lot between Spanish banks, and a broker who places non-resident mortgages knows which ones fit your profile. Many charge a fee, so ask how they are paid before you start.
