What does €500,000 buy on the Costa del Sol?+

An all-in budget of €500,000 covers a new build listed at up to about €443,000 before VAT and buying costs. 87 of the developments we track have homes starting at or below that, most of them in Mijas, Estepona, Málaga and Manilva. Slide the budget above to see them with their current prices.

What is the average price per m² in Marbella?+

The official average appraised value in Marbella was about €4,528 per m² in the second quarter of 2026 (Ministry of Housing), up 71% over five years and 15.6% in the last year. Estepona was about €3,518, up 96% over five years. These cover homes of all ages, so new builds usually cost more per m².

Should my budget include VAT and costs?+

Yes. New-build prices are quoted before 10% VAT, and you also pay 1.2% stamp duty, a lawyer and registration fees. Switch on the all-in option to see the list price your budget really covers.

Who is buying on the Costa del Sol?+

Foreign buyers made 37% of home purchases in Málaga province in the second quarter of 2026, the second highest share in Spain. British, Dutch and German buyers lead nationally.
