Prices by town

Over five years, the official average value of homes across Málaga province has risen 66%, to €3,084 per m² in the second quarter of 2026 (+13.8% in the last year), against €2,355 for Spain as a whole. Marbella leads at €4,528, and San Roque (incl. Sotogrande), at €2,569, is the most accessible of the towns the Ministry covers.

Most Spanish variable mortgages follow the 12-month Euribor plus a margin, typically 1.00 to 1.80 percentage points for residents, with non-residents usually paying a little more. Fixed-rate offers were about 3.2% to 4.3%; lenders update them often, so compare current quotes.

Foreign buyers across Málaga province

Málaga province is one of the most international property markets in Spain. Foreign buyers made 37% of home purchases there in Q2 2026, second only to Alicante, and 32.8% across 2025. The province registered 35,839 home sales over the last 12 months. Nationally, the largest groups of foreign buyers were British, Dutch and German. Registradores publish these shares by province, so the figures cover the whole of Málaga province rather than single towns.
