Questions people ask

How much are buying costs on a new build in Andalucía?+

On a new build you pay 10% VAT and 1.2% stamp duty (AJD), plus notary, land registry, gestoría and a lawyer at about 1% plus VAT. On a €1,000,000 new build that is €100,000 VAT and €12,000 AJD before fees. We suggest budgeting about 13.5% on top of the price, which covers the itemised costs with a margin for the ones that vary.

What is the transfer tax (ITP) on a resale home?+

Andalucía charges a flat 7% ITP on resale homes. A main home up to €150,000 pays 6%, and buyers under 35 pay 3.5% up to the same cap. Above the cap, the whole price pays 7%. The tax is charged on the higher of the price and the cadastral reference value, so enter the reference value if you know it. We suggest budgeting about 10% on top of the price for a resale.

Can non-residents use the reduced rates?+

Rarely. The reduced ITP and AJD rates require the home to be your habitual residence and the price to be under the caps, so most second-home and investment buyers pay the general rates.

Who pays the mortgage costs in Spain?+

Since 2019 the bank pays the stamp duty, notary, registry and gestoría for the mortgage deed. You pay the valuation, usually €250 to €700, any copies of the deed you ask for and any opening fee.

Is parking included in the VAT rate of 10%?+

Yes, up to two parking spaces and a storage room sold with the home in the same deed pay 10%. Bought separately, they pay 21%.
