How accurate is an online property estimate?+
It is a starting point, not a valuation. This tool starts from typical asking prices per m² in your neighbourhood (from live listings on agency websites, checked September 2026), adjusts them for type, views, condition and position, and shows a band of ±15% to ±20%. If your neighbourhood is not on our list yet, we do not guess: a local agent who visits will value it for you instead. Asking prices are usually above final sale prices, and no average can see the exact building, floor, orientation or finish. A local specialist who visits and compares recent sales will give a much tighter figure.
What is the average price per m² in Marbella and nearby?+
The official average appraised value in the second quarter of 2026 was about €4,528 per m² in Marbella, €3,758 in Fuengirola, €3,518 in Estepona, €3,365 in Mijas and €2,569 in San Roque, which includes Sotogrande (Ministry of Housing). These official figures are bank appraisals of homes of all ages, so they sit well below asking prices; this tool works from asking prices in each neighbourhood instead. The Ministry of Housing only publishes towns of over 25,000 people. Premium enclaves such as the Golden Mile, Sierra Blanca or La Zagaleta sit far above their town average.
How do you count terraces and plots?+
Built area counts in full and terraces at 50%, which is how agents and valuers usually weigh them on the Costa del Sol. For villas, plot beyond twice the built area adds value at a fraction of the built price per m², because a bigger garden matters but much less than living space.
How much do sea views or a frontline position add?+
Frontline beach homes ask a lot more than the streets behind them: on the Golden Mile and in Marbella East, frontline apartments list at roughly 1.2 to 2 times the price per m² of nearby homes, and Puente Romano more again. Where we have frontline listings for your neighbourhood the estimate uses them; elsewhere frontline beach adds +40% and, in neighbourhoods with golf, frontline golf adds +12%. Sea views add +6%, panoramic views +12%, and a property needing renovation takes -20%.
What costs do I pay when I sell?+
Mainly the agency fee (often about 5% plus VAT), plusvalía municipal to the town hall and capital gains tax. If you are not tax resident in Spain, the buyer also withholds 3% of the price as a payment on account of your tax. Our selling costs calculator shows the net figure you keep.
