How do off-plan payment plans work in Spain?+

You usually pay a reservation deposit, then 20% to 30% at the private purchase contract about a month later, sometimes one or two instalments during construction, and the balance at the deed when the keys are handed over. The balance at completion is where a mortgage usually comes in.

Is VAT paid on every instalment?+

Yes. Each payment to the developer carries 10% VAT on a new home, so a 30% instalment on a €1,000,000 home is €330,000. Stamp duty (AJD) and notary fees are paid at the deed.

Is my money safe before the building is finished?+

The law requires developers to guarantee every amount paid before completion with a bank guarantee or insurance policy, plus legal interest, and to hold it in a special account used only for the build. Ask for an individual certificate in your name for each payment.

Why are some dates estimated?+

Contract dates are usually fixed from the reservation, but construction stages and completion depend on the build. We date completion from the developer’s published estimate, and mark every date that relies on an estimate.
