How we check development data
Every development profile on Marbella Live is built from published sources and carries the date it was last checked. The 515 profiles were last checked between 21 September 2026 and 7 October 2026.

Where the facts come from
For each development we record the price range, construction stage, delivery estimate, payment plan, home types, bedrooms, sizes, developer, architect and facilities. In order of preference, the sources are:
- Developer documents: price lists, sales conditions, specifications and payment schedules issued by the developer.
- Official developer and project websites, including published starting prices and delivery dates.
- Published asking prices: the developer's current asking prices as they appear in public sales listings, used only when the same figure appears on at least two independent listings. Where we hold the developer's own price list, the price list always wins.
- Public records: building and first occupation licences published by town halls, and official bulletins.
- Press coverage, used only when nothing above is published, and always named as the price source on the profile.
Each profile says where its price comes from (for example "Developer website, September 2026"). We never publish a figure we cannot trace to a source.
What "last checked" means
"Last checked" is the date we last compared the profile with its sources. It does not mean every figure changed that day: if the price list is the same, the date moves and the figures stay. Prices and availability can change between checks, so every price carries the date it was checked.
How often we re-check
We re-check every profile periodically, and sooner when a developer releases a new phase, a new price list or a new delivery date. Tax rates, mortgage figures and other facts behind the calculators were last checked in September 2026 and are reviewed periodically.
The quality gate
A profile is offered to search engines only when it can answer the basic questions: a published price, plus either a delivery estimate or the developer and the type of homes. Profiles that do not meet this yet stay on the site for visitors but are marked noindex until the missing facts are published. Today 279 of the 515 profiles pass. Sold-out developments are left out of price bands and comparisons.
How we label what is not confirmed
- When the construction stage has not been confirmed by the developer, the profile says "Construction stage to be confirmed with the developer" (273 profiles today) and our key facts describe it simply as a new development.
- When no delivery date is published, the profile shows "To be confirmed" rather than an estimate of our own (354 profiles today).
- Prices marked "plus VAT" are quoted before tax; where a source does not say, we do not assume.
- Figures we calculate, such as price per built m², taxes on the entry price or months to delivery, are labelled as approximate and use the published figures above.
Market figures and tax facts
- Prices per m² are the official average appraised value of private-market homes (Official appraised value, Q2 2026), from the Ministry of Housing's statistics on appraised home values. They cover homes of all ages, new and resale, so new builds usually sit above them. The Ministry of Housing only publishes towns of over 25,000 people. We show our own new-development figures for Benahavís, Casares and Manilva, and the San Roque figure, which includes Sotogrande. - VAT on new homes (10%) follows the Spanish VAT law (Ley 37/1992); stamp duty on new builds in Andalucía (1.2%) and transfer tax on resales (7%) follow the Andalusian tax rules (Ley 5/2021).
- Euribor and mortgage reference rates come from the Banco de España; lending limits for residents and non-residents reflect what Spanish banks publish and offer.
- Residency, tax and legal guides cite the law or official page they rely on. They are general information, not legal or tax advice.
Reusing our data
Our own figures (developments tracked and published entry prices) may be reused with credit to Marbella Live under CC BY 4.0; the tables on new build prices and the comparison pages have a Download image link that includes our mark. Official prices per m² are third-party data and are not covered.
How we order developments
The Recommended order starts with the developments we rate highest, then those with photos, then those with a published price, then the soonest delivery. Our ratings are editorial: we judge each development on its location, design, build, amenities and how buyers respond to it, and the strongest are marked "Our pick". Ratings also decide which developments the development finder and the comparison pages suggest first, but only among those that fit your budget, area and answers. No developer pays to be rated or placed, and the developments we rate can include ones whose sales the agency behind our enquiries works on. You can sort any list by price or delivery date instead.
Independence
Developments are covered whether or not we have any working relationship with the developer, and no developer pays to be listed or to be placed higher. How the site is funded is explained on the about page.
Corrections
If a price, date or detail is wrong or out of date, write to hello@marbella.live with what it should say and, if you can, where it is published. We check it against the source, update the profile once confirmed (usually within a few working days) and the last-checked date changes.
